New Steel Stump — Toowoomba House Restumping in Toowoomba, QLD

If your home is showing signs of interior or exterior cracking, bowed floors or windows and doors that won’t close properly, there most likely will be an issue with the stumps, e.g. they are moving, sinking and/or rotting. At Toowoomba House Restumping, Allister and his experienced team can replace the stumps, stabilising your home, level it preventing any further damage from occurring.

We offer a choice of treated ironbark timber posts or a range of adjustable steel stumps, with our preference being the use of 89 x 89mm MAXI-TUBE galvanised stumps, firmly concreted into the ground. MAXI-TUBE is an innovative zinc (Zn), aluminium (Al) and magnesium (Mg) coated steel that has high corrosion resistance for harsh environmental conditions. It provides maximum durability, efficiency and versality with a very presentable appearance.

House restumping is a labour-intensive process that requires patience, experience, and specialised equipment, such as heavy-duty jacks, winches and machinery. Initially the building will be supported while the old stumps are removed. New holes will then be dug with new stumps placed and set in. After this, the house is lowered back down onto the stumps and levelled, ready for renovations, interior work or the continued day-to-day happenings.

Unless the house has reached a dangerously unstable state before we are called to do the job, customers will still be able to live in the home whilst it is being restumped and levelled. We take a professional approach on each job ensuring 100% stability and safety for you and your home whilst the works are being undertaken.

Signs To Look For

If you are unsure whether your home needs restumping, there are a few signs to look for that can indicate there is a problem.

  • Uneven floors
  • Cracked walls
  • Doors and windows not opening or closing properly
  • Obvious movement or rotting of stumps
  • Water running underneath the home or pooling around stumps

If you notice any of the above, it is recommended to contact a professional who can inspect the building before the damage becomes more significant and consequently more expensive to repair.

In some cases, a building can be partially restumped if the failing stumps are localised. While the stumps may look fine above ground, they may be hollow or rotted underneath the surface. Generally, it's better to replace most, if not all stumps at the same time to ensure a permanent, lasting solution.

Don't get fooled by poor workmanship and reduced costs, which often cost significantly more in the long run. Cheaper quotes also often do not include QBCC Home Warranty Insurance which may leave you with without a warranty on your new foundations.  Book an inspection with Allister and his professional team today to determine whether your home needs restumping, advice and for a competitive quote.
