Discover unparalleled expertise with beam and pad or pier footings from Toowoomba House Restumping.

This method is recommended for high movement soil areas (e.g. black soil).

A combination of steel I-beams and C-channels are utliized to create a rigid structure beneath the existing sub-floor framing. The house is then raised and concrete pad footings constructed or piers installed deep.

Anti-ponding material (clay) is applied to the ground underneath the house to help prevent water pooling. Once the footings are finalised, the house is lowered and levelled.

What are the Benefits?

For high movement soil areas:

  • Superior option (e.g. 6 large concrete pads instead of 60 individual stumps).

  • Significant reduction in chance of future movement, compared to using usual stumps.

  • Pads are central underneath the building, hence less exposure to soil movement with rain.

  • Clay material used around all pads which further reduces the chance of future movement.

  • Takes deflect (bounce) out of building as the beams stiffen house frame.

  • Most cost-effective option.
